Meet Andrew Gaydosh & Associates Andrew Gaydosh & Associates is a full service real estate team specializing in home sales in the Dayton & Northern Cincinnati area. Andrew, the founding member, entered the real estate business while attending the University of Dayton. He was able to start his real estate career at a very young age and at a time in his life where Education was very common and comfortable. This has proven to be very instrumental in developing a strong and successful business. Andrew continues to pursue his education and designations in real estate by attending national conferences and seminars as well as teaching and speaking at these events. He has been a featured speaker at the RE/MAX International Convention, the GMAC Real Estate National Conference, the Better Homes & Gardens National Conventions as well as a countless number of panels and events throughout the country. “Knowledge is Power” is one of the team’s mottos when it comes to staying on top of the ever changing real estate market. “Our clients expect us to be on the cutting edge of technology as well as being up to date on the latest market conditions. By leveraging technology and knowledge we are able to help buyers and sellers achieve their real estate goals and help them forecast the future market conditions that will affect their property. It is our duty to them and we don’t take it lightly”. Andrew’s knowledge of the Dayton and Cincinnati area is quite extensive. He lives in the area with his wife Dawn and 3 children, Kenzie (8), & Drew & Dani (boy/girl twins, 6) in the Yankee Trace Subdivision in Centerville, Ohio & at Lake Lakengren in Eaton, Ohio in the summer. Andrew met Dawn, a native of Chicago and a UD women’s soccer standout, at the University of Dayton. She is a teacher and taught in the Oakwood School system for 8 years. She is now the Women’s Head Varsity Soccer coach for Oakwood. “We as a family are very involved in the communities we live, work & worship in. Beyond the business aspects of the community, the best way to be the expert in the area is to be involved, and that we are”. Attending the University of Dayton for a top of the line education and an opportunity to play Division One basketball for the Flyers was the initial benefit of moving to Dayton. The true long lasting benefit has proven to be that he was able to he meet his best friend and wife Dawn, and find a passion for a career in real estate. Andrew has been privileged to gain the support of a tremendous network of successful individuals and quality families in the Dayton area. “The University of Dayton Alumni and its Basketball program have been very instrumental in our success over the years. People from outside the Dayton area can’t believe the support that this town gives the program and university. You of course have to earn your way into the business world, yet it certainly has and continues to help open the doors for me on many occasions”. This experience and network continues to aid Andrew in the fast paced real estate world where sometimes it is not only WHAT you know but often WHO you know. His athletic experiences have also helped him deal with the very competitive real estate market. “Preparation and execution is critical in athletic success, the real estate business is no different. We prepare ourselves, our clients, and execute our plan. Our successes are directly related”. It was obvious to Andrew at a young age that real estate was an interest to him. His first transaction involved subletting the basement of his student housing out to a friend in exchange for cable TV and a variety of other college necessities. Blessed with a full scholarship Andrew was able to invest the money he had saved from a lawn and landscape business he operated in grade school and high school toward rental property. Quickly others were interested in his advice on investment property, so naturally the next step was obtaining his license and the rest is history. After graduation from UD, Andrew and his mother Carol started a RE/MAX office and at 22 years of age he became the youngest broker owner in a network of approximately 70,000 agents at the time. They owned and operated the office for 10 years before merging the office into the Better Homes & Garden Real Estate Big Hill organization. “This was an important step toward building our business; it enabled us to expand quickly into a larger geographic area that would have taken years with normal organic growth.” Andrew Gaydosh & Associates is considered to be a regional team due to the fact that they cover an area from as far south as Cincinnati, to as far north as Troy, Ohio and all the way West to Richmond, Indiana. According to Andrew, the Real estate business is trending toward a more regional mindset. “With the ever increasing role technology plays in our lives, employees have the opportunity to work more remotely and therefore can often move a greater distance from their home office. In addition, with the economic pressures we are currently experiences we find that employees that cannot work remotely are willing to drive upwards to an hour and a half sometimes to maintain the income they need to provide the quality of life they are accustom to”. As a result, Andrew Gaydosh & Associates has benefited from the demand for a team that can cover all of the areas of interest and bring with them the knowledge of the past areas of interest all without sacrificing the new area’s expertise. AG&A accomplishes this with a unique approach to organization. Each of the agents on the team has a territory that they consider a “home territory”, this is an area that they are extremely knowledgeable in. “Our team members are able to partner or pull in the neighborhood team experts in just about every area we cover as we move through the multiple locations in the region. This allows for the client to have a stable primary contact agent that continues to work with them from start to finish at the same time that agent is able to leverage the knowledge of our “home agents” when needed to work alongside of them. Andrew Gaydosh & Associates team is made up of highly educated, experienced and hardworking agents with strong ethics. Each team member is skilled in their own area of expertise. One of the challenges that most agents have in the business is keeping all the balls in the air. The work load for agents is ever increasing as a result of government regulations, changing banking rules, legal burdens etc. It is very difficult to sell a sufficient number of homes when you are working by yourself. “We avoid that problem as each of our team members takes pride in their area of expertise and performs very efficiently. I feel I am very blessed to work with such a great group of people, including my father who joined our team several years ago. Everyone on our team, from our sign installer to our top buyer agent takes pride in their work and is committed to providing the best service possible to our clients”. AG&A’s business model is comprised of several platforms of focus. In addition to the regional team approach one of the most successful strategies has been the focus on Niche markets. Their niche has been lake homes and resort communities. This has enabled the team to expand into new areas with specialized expertise and to also be able to leverage their existing client base. A normal transaction may consist of one home sale to a family and maybe another to the same family 5 to 7 years down the road. “With a trusting relationship already established, what we have been able to do is identify our clients that have an interest in secondary vacation homes and then introduce them to the possibility of purchasing another home in a resort type community very quickly. We have clients that we have helped purchase a primary home that have gone on to purchase a 2nd weekend home close by their primary home and then have gone on to purchase a 3rd resort type income producing home in a vacation market. Seeing our clients experience the lake living lifestyle is very rewarding for us not only from a business aspect, but also from the perspective of how these secondary homes are bringing happiness and joy to their lives. Andrew and AG&A have experienced a tremendous amount of success in the real estate business over the years. Andrew was named to the very prestigious group “30 und 30”, a national award recognizing the 30 most successful and influential agents in the country under the age of 30. He has more recently been recognized as one of the top agents in the country by the Wall Street Journal’s Real Trends ranking at #72 in transactions for real estate professionals out of 1,009,900 agents nationwide. He has caught national television attention and has been featured on several nationally broadcasted real estate television programs such as The Masters of Real Estate aired on Fox affiliates, ABC, CBS, and NBC and a 5 part reality series on Better TV. Andrew is proud of the success that he and his team have shared in the real estate business and the notoriety that often comes with it, yet when asked about what drives him in the business he says “at the end of the day it is the look on a client’s face when they hold the keys to their new home that continues to drive my passion for the business. Pride and accomplishment is an emotion that most people would expect to see on the client’s face, but if you look deeper, it is the fulfillment of one of human’s most basic needs of shelter and security that is often the foundation for their emotion. That for me is priceless”.
